La Luz, a planned community of 96 adobe townhomes, built between 1968 and 1974, is a gem on Albuquerque\u2019s west side. The La Luz Landowner\u2019s Association supports the successful sale of the properties within the community \u2014 and historically \u2014 units sell fast. <\/p>\r\n

Please note that La Luz does not allow signage, such as Home for Sale<\/em> signs, on its grounds. The kiosks at the mailbox clusters (4 total) provide space for real estate flyers to be posted. La Luz does allow open houses for prospective buyers, with a removable sign on the day(s) of the open house event.<\/p>\r\n

Before a sale, a residence must be inspected by the LLLA Architecture Committee to ensure it meets LLLA guidelines. Realtors should obtain a copy of this inspection and the Architecture Rules and Regulations<\/a> to ensure that prospective buyers understand the community rules.<\/p>\r\n

We invite realtors to learn about this unique architect-designed development<\/a>. Although the floor plans vary, each La Luz townhouse is designed for privacy, as well as spectacular views of mountains and city. The size of La Luz homes ranges from about 1500 square feet to just under 2400 square feet, and from 2 bedrooms, 2 baths, to 3-4 bedrooms and 2 or 2 \u00bd baths. Through the years most units have undergone modern updating, particularly the kitchens and baths, but the original, contemporary feel remains. All homes have double car garages, two patios, and private streets with a posted speed limit of 15 mph.<\/p>\r\n

Other facts: La Luz has 41.552 acres of communally owned open space, with walking paths, on the east end of the community that will never be sold or developed. La Luz, listed as Site No. 539, is a Registered Cultural Property<\/a> in the State of New Mexico. As a historic property, some renovations may be eligible for NM state tax credits<\/a>. <\/p>\r\n

La Luz offers more seclusion, if one wants it, than some stand-alone houses, but also shared opportunities for recreation and participation in community governance. La Luz is within walking distance of the Bosque School<\/a>, a non-sectarian, co-educational, college preparatory school, and in proximity to St Pius Catholic High School<\/a> college preparatory school.<\/p>\r\n\r\n\r\n\r\n
